Preparing your property for rental is very similar to preparing it or sale. People will not lease your property if it does not look good. Apartment rental yields in certain areas in Dubai are the highest since the crush in 2009 particularly in Downtown Dubai, few free-trade zones and Deira.
Furnished or not furnished
This is the first decision you may ponder on. You can rent your property from 10 to 20% more if it is furnished. This means that you will have to supply some furniture and home appliances such as dishware, home appliances, carpets, towels, etc.
This is the next step you may want to consider. Re-paint your property if it is old. If the house or apartment are new or just genuinely look in great shape, you can skip this expense. You may want however to re-paint your property walls if the previous color may not appeal to the vast majority of your target market. If you intend to rent your property to bachelor young males, then pink paint might turn them off. Make that the paint colors you choose are neutral.
Homeware and decor
Carpets are a big thing if they happen to cover your floors. If your carpets are old and worn, do change them. If they’re new, make sure to give them some good steam cleaning. If your carpet has any strong odors such as pet odors or smoke odors, make sure to get of these as well. Bad smells also turn people off.
If your home appliances are old or older and likely to catch the eye. Make sure to upgrade these. Better furniture and newer modern appliances can also get you up to 5% increase on your rental market price. We do not recommend that you spend a lot of money on replacing your items. Keep in mind, however, that this is only an investment. Think about your return on investment rather than spending big money.
Having too much furniture into one room makes your apartment or house look smaller than it may actually be. Having papers and personal belongings everywhere does not sit well with prospective tenants either who are a bit extra cautious about price to space ratios. A cluttered property looks less valuable.
Clean your property
Make your property look shiny. Scrub every corner and every stain off yours walls. Scrub your sinks, your bathtub, your shower, the floor, your house. Scrub everything and make your property look spotless. Dust off your furniture and get rid of any bad smells in the house. No one will want to rent a bad smelling place.
Get unbiased reviews
Invite your friends to judge your work before you put your house on the market. Ask someone to visit your property and judge it as a prospective tenant. Give them a checklist to review your renovation and cleaning work. You can download such checklist here.
